Dimensions and quantity

For painting, describe the surfaces and openings, not just the floor area. For partitions, rough length, height and doorway requirements help. For ceiling work, share room dimensions and existing services. Final quantities should be confirmed against the agreed design.

Existing condition

Loose coatings, damaged joints, dampness or hidden defects can change preparation needs. Send photographs and describe previous repairs. Ask how unforeseen work will be raised and approved rather than assuming every defect is included.

Materials and system

Confirm the actual paint, finish, board, frame or partition system being offered. For wallpaper, identify roll size and pattern repeat. For a documented fire or acoustic requirement, request the relevant system specification and evidence for the complete assembly.

Access and protection

Working height, occupied rooms, furniture, building access and restricted hours can affect the plan. Ask whether access equipment, protection, waste handling and final cleaning are included.

Decoration and connected trades

Check whether gypsum work includes joint treatment, primer and final painting. Clarify who handles electrical work, lighting, air-conditioning changes or other services where needed. Similar-looking quotations can cover very different stages.

Timing and changes

Discuss preferred timing, site readiness and the steps that must happen in sequence. Product drying requirements and approvals can affect the plan. Ask how changes to the agreed scope, materials or layout will be documented before they are carried out.
